			<content:encoded><![CDATA[<p><strong>11 Year End Tax Savings Tips</strong></p>
<p>This time of year, now through the first quarter of next year, you will see articles offering year-end tax planning tips. Tax planning tips can increase income in future years, so be careful. Many tax tips often involve accelerating deductions, deferring income, or last-minute charitable deductions (the first three following tips).</p>
<p>&#13;</p>
<p>For example you may be compelled to make a large charitable contribution this year by December 31st. However if you could be in a higher tax bracket next year because your income is going up because of a substantial raise or bonus, you would have been better off to make the contribution next year. Some may say this is heartless, but I say just the reverse. If you pay less in taxes because of good planning, your will be better off financially and able to give more in the future.</p>
<p>&#13;</p>
<p>If you have volatile income, before you use the tax savings tips here and in other articles, you may want to run projections for this year and next. A good accountant will run these calculations for you, but understand that tax law changes from year to year and from one administration to the next can often make predicting tricky.</p>
<p>&#13;</p>
<p>1. Defer income<br />&#13;</p>
<p>If you are able to defer income, such as commissions and bonuses until next year, you might be able to pay lower income taxes this year. However, you must consider what your income and taxes will be next year to be sure that you are not actually increasing your taxes.</p>
<p>&#13;</p>
<p>2. Accelerating deductions<br />&#13;</p>
<p>Accelerating major deductions such as state income taxes, property taxes, and mortgage interest may help anyone, especially during a high-income year. If you don&#8217;t think your personal income tax bracket will be higher next year, and you&#8217;re not affected by the alternative minimum tax, you can make state and/or local tax payments before the end of this year so you can take a deduction this year.</p>
<p>&#13;</p>
<p>3. Charitable Contributions<br />&#13;</p>
<p>Consider making chartable deductions before the end of the year to receive a deduction. You must make the contribution by 12/31/2007.</p>
<p>&#13;</p>
<p>Donate appreciated property such as real estate or stock instead of the proceeds of the sale. You may be able to receive a deduction for the value of the contribution without paying tax on the growth portion resulting from a sale, then a gift.  If you intend to transfer appreciated property, begin early since it will take several weeks to make the change.</p>
<p>&#13;</p>
<p>4. Alternative minimum tax traps<br />&#13;</p>
<p>Many people face large AMT bills compared to previous years. Be warned if you have larger than usual medical expenses, non-federal income and real estate taxes, or miscellaneous itemized deductions; or if you have exercised large stock options, to name a few.</p>
<p>&#13;</p>
<p>Year-end tax planning strategies can backfire under AMT. Be very careful accelerating some deductions and exercising stock options at year end. See a tax professional for information on your specific tax situation.</p>
<p>&#13;</p>
<p>5. Be careful when investing new money in mutual funds at the end of the year<br />&#13;</p>
<p>Call the mutual fund and find out when the distribution date is. You may want to purchase after the distribution date to avoid owing taxes on fund shares that you owned only for a short period of time and had little to no gain.</p>
<p>&#13;</p>
<p>6. Contribute the maximum to retirement accounts<br />&#13;</p>
<p>Contribute the maximum allowable to employer-sponsored defined contribution retirement plans, such as profit sharing, 401(k), 403(b) and 457(b) plans. This not only provides an excellent tax deduction, but it also helps you to plan for your future retirement.</p>
<p>&#13;</p>
<p>You may want to contribute to an IRA; up to ,000 is fully deductible if you did not participate in a company-sponsored retirement plan or if your income falls below certain levels.</p>
<p>&#13;</p>
<p>If you are self-employed, you can contribute more to a pension plan than into an IRA. You have until December 31 to set up the plan.</p>
<p>&#13;</p>
<p>7. Investment Losses<br />&#13;</p>
<p>If your investment portfolio has stock that has depreciated in value and is worth less than when you originally purchased it, you may want to consider selling it. You may be able to use that loss to offset capital gains and ordinary income.</p>
<p>&#13;</p>
<p>Be careful though; investment decisions should not just be for tax purposes. Make sure that you do your research before selling any investment. Some people react too quickly when investments lose value; others sometimes hold on too long.  If you decide to sell and invest in something new, make sure that you examine your portfolio to ensure that you have the right mix of investments to match your investment profile, risk propensity and asset allocation model.</p>
<p>&#13;</p>
<p>8. Save for College<br />&#13;</p>
<p>Consider contributing to your child&#8217;s college savings into a 529 plan. The contributions are not deductible on your Federal return, but parents may be able to write off contributions up to a certain dollar amount on their state income tax return. Log on to SavingforCollege.com to find out information about your state.</p>
<p>&#13;</p>
<p>9. Home Improvements<br />&#13;</p>
<p>Here is a great deal. How about saving energy and the environment, lower utility bills, increase the value of your home and save on taxes  all at once. Projects for the home&#8217;s shell (insulation, windows, sealing) and heating and cooling may qualify for a one time tax credit of 0. However you are running out of time, since they must be in place by the end of 2007. So while crawling around your attic looking for ornaments, think of adding insulation. If you made home improvements over the last couple of years, be sure to dig up your records; you may already be eligible.</p>
<p>&#13;</p>

<p>10. If self-employed, buy equipment and supplies<br />&#13;</p>
<p>Have you been putting off buying needed business equipment and supplies, or do you know that you will soon need them? Now may be the time to invest in your business and save taxes as well. Business tax can be complex; therefore it may be wise to first call your accountant prior to large purchases.</p>
<p>&#13;</p>
<p>11. Give gifts to children<br />&#13;</p>
<p>When you give to friends and family, it is usually not taxable to the recipient or the giver. Many people do not realize though if that gift exceeds ,000 per person it is taxable to the giver, and at a high rate. Therefore, if you intend to give anyone more than that amount, you could give some this year and some next. The second tip is that you and your spouse can both give ,000 per person, doubling the amount not subject to tax. Be sure to consult your legal and tax advisor prior to making all gifts.</p>

<p>&#8220;When you meet with a real estate agent for the first time, you might be a bit nervous or even uncomfortable.  This is particularly true if you have never sold real estate before and you are uncertain of what to expect.  </p>
<p>&#13;</p>
<p>In order to relax your nerves, you should come prepared to interview the real estate agent on your first meeting.  Don’t feel awkward about conducting this interview, as the real estate agent expects you to ask plenty of questions so you can determine if you are a good match.  Similarly, the real estate agent is likely to ask you plenty of questions in order to learn more about your home and to determine a plan for selling the real estate you are looking to sell.</p>
<p>&#13;</p>
<p>Questions to Ask the Real Estate Agent</p>
<p>&#13;</p>
<p>When you meet with the real estate agent for the first time, there are several questions you should ask in order to determine if you are good match.  These questions include:</p>
<p>&#13;</p>
<p>• How long have you been in this business?<br />&#13;</p>
<p>• What is your list-price-to-sales-price ratio?<br />&#13;</p>
<p>• What is your marketing plan?<br />&#13;</p>
<p>• What are your references?<br />&#13;</p>
<p>• What separates you from the competition?<br />&#13;</p>
<p>• What do you charge?<br />&#13;</p>
<p>• What type of guarantees do you offer?</p>
<p>&#13;</p>
<p>Although it is possible to get good service from a real estate agent that hasn’t been in the business for a long time, you are better off dealing with a real estate agent with experience in the business.  If you are considering working with a newer real estate agent, find out more about that agent’s mentor or supervising broker in order to see if he or she has someone with experience to help with the process.</p>
<p>&#13;</p>
<p>The average list-price-to-sales-price ratio is also an important consideration because you want to choose a real estate agent that will be realistic about the asking price and that will work hard to get you the amount you are asking for.  Similarly, you want to learn more about the real estate agent’s marketing plan, such as where and how he or she advertises.</p>
<p>&#13;</p>
<p>The real estate agent should also be able to provide you with references, and you should be sure to follow up with those references and to ask them questions as well. In addition, the real estate agent should be able to clearly explain to you what he or she can offer that the competition cannot.  Finally, the real estate agent should charge a reasonable fee while also providing guarantees, such as allowing you to cancel your contract if you are unhappy with the agent’s services.</p>
<p>&#13;</p>
<p>Questions Your Real Estate Agent Will Ask You</p>
<p>&#13;</p>
<p>In order to best serve your needs, your real estate agent should ask you several questions as well.  For example, the real estate agent will want to know whether are not the real estate you are trying to sell is currently occupied.  If so, the real estate agent will need to make special arrangements when showing the house to prospective buyers.</p>
<p>&#13;</p>
<p>The real estate agent will also want to know if there is anything special about the property that you think should be highlighted while showing it to potential buyers or if there are any problems with the home that need to be repaired.  Similarly, the real estate agent might want to know if you are willing to spend any extra money in order to make improvements on the home in order to improve the chances of making a sale.</p>
<p>&#13;</p>
<p>In all, you should expect your real estate agent to communicate with you effectively and to make an effort to make the entire process as convenient and as profitable for you as possible.&#8221;</p>

<p>Most people, at least, in the West, know that art can have value.  After all, they have been reading about Van Gogh, Picasso, or Klimt paintings selling for millions of dollars for decades.  However, most people do not know that you do not have to be a millionaire to invest in and make money from art.  Art is simply another investment asset class that savvy investors include in their arsenal.  Therein lays the key to understanding.</p>
<p>The sad truth is, also, that most people who invest in the more common investment assets, like stocks and bonds, do not understand investment in those more common investments.  I always hear people talking about &#8220;playing the market&#8221;, yet, as any professional investor will tell you (it just so happens that there are so few that odds are that you never met one), although it is a game, it is not a game for novices.</p>
<p>The first person to formalize a mathematical framework for economics and finance was John VonNeumann, a mathematical physicist, who invented game theory as the basis for studying those fields, in the early part of the twentieth century.  Indeed, until the 1980&#8242;s, most of economics and finance sprang from this basis, and the focus was to assume, just like in playing dice with perfectly symmetrical cubes or flipping a so-called fair coin, that investment was a fair game: there was equal probability of gain or loss and the distribution of outcomes was the bell-shaped curve. </p>
<p>Since the 1980&#8242;s the behavioral school has gained ground, in the theoretical realm, by assuming that since people are not perfectly rational, we should examine the actual behavior of people in business and investment situations.  Of course, that is something that investment professionals have been doing for centuries.  Dow and Jones, in the 1880&#8242;s, said, for example, that at market tops the professionals are already well out of the market.  After a crash, which will always happen because emotional human beings are markets, professionals quietly begin to buy.  Their buying, eventually excites technical market analysts&#8217; technical market indicators, which are somewhat based on supply and demand analysis, in real markets, and technicians begin to buy and recommend buying.  Eventually, the general public catches onto this news, which is really very old news, and they jump onto the band wagon.  Everyone tells everyone how smart they are and how much money they made yester day trading on-line.  Meanwhile the professionals have begun to quietly exit the market.  A peak comes; a crash comes.  Then, all of those self-proclaimed investment mavens console each other and support each other in their ecstasy turned agony.  Some run to the authorities and claim that they were duped because they did not understand the complex nature of the mini-bonds that they bought: translation &#8211; they were so greedy when they were told that they could make unbelievable returns, and they did not want to hear about the risks.  Another lesson that the theoreticians finally came to admit after the stock market crash of 1987, which, statistically, should not have happened in the whole history of the solar system, was that the distribution of returns is skewed with a longer tail on the down side.</p>
<p>It will be beneficial to understand the basic framework of a market, investing, and basic economics.  Economics assumes that people are self-interested.  Its only fault is that it assumes that people follow enlightened self-interest: no greed, lying, or cheating.  Finance says that there is a difference between price and value: value is what someone thinks that something is worth, while price is the amount that someone actually paid for something.  People make markets.  A market is not, necessarily a place, like the New York Stock Exchange.  Indeed, many people do not even realize that the NASDAQ market is not like the NYSE, it is simply a network of dealers, connected by computers, who maintain bid and ask prices for NASDAQ stocks.  This is referred to as a dealer market or an over-the-counter market (OTC), as opposed to the NYSE, which is one physical exchange through which all orders to buy and sell are funneled.  In fact, many people do not even know that the NYSE is a very special exchange, in that all of the stocks on the exchange are assigned to specialists who are the only one that you can buy a particular stock from.  The specialist maintains an order book of bids and offers, and he has the ultimate in information about supply and demand for his stocks at any moment in time.  As part of his job as a specialist, he can invest his own capital, in his stocks.  All the other layers of the business that deal with the investing public, after that, are in marketing.  A stock broker, for example, is just trying to make commissions when he calls you with a hot tip.  Even at the level of institutional sales, salesmen, analysts and block traders are just trying to get commission dollars.  None of them risk their own capital.  There are also investment bankers who help companies raise capital by issuing new stocks and bonds, and there is a large market effort accompanying that.  An underwriter might risk his capital by agreeing to underwrite the deal at a price for leftovers and may support the stock, in the secondary markets, by buying for a month or so.</p>
<p>So, let&#8217;s look at the art market.  A market is where supply and demand sort out price and volume.  Art buyers, collectors and investors make up the demand side.  Retail investors are smaller buyers of art, while high-net-worth individuals, trusts, corporations and museums fulfill the role of institutional investor.  Art dealers act as brokers, dealers, and investment bankers for art.  They act as brokers by taking consignments for sale or request to buy from customers.  They buy and sell art for their own account as dealers.  By taking on new, undiscovered artists, by having shows for artists at galleries (much like the road show investment bankers do for IPO&#8217;s of stock), and by acting as agent or dealer for an artist, they fulfill a role, much like investment banker.  Ultimately, supply is limited, depending on the artist.  Once an artist is dead, supply is fixed.</p>
<p>Value begins, as in all of economics, with scarcity.   It is the same principle that drives the precious metals market, the crude oil market, and the art markets.  As with anything else, quality also plays a role in determining an appropriate price.  However, also, like with many other things, including any type of investment, marketing plays a major role.  Galleries, dealers, and art critics try to tell people what is good and what is bad art.  Sometimes, I wonder about their opinions.  Other times I have benefited, as in the sale of a table made of roots onto which birds were carved, and as one of only two found examples by this unknown folk artist from the 1800&#8242;s. Sale of the table brought over ,000, back in the mid-1990&#8242;s.  These art market analysts play the same role as securities analysts, in the stock and bond markets.  They might even make buy and sell recommendations, and they might estimate values of artworks.  Since art is supposed to make you feel good, your basic starting point should be to look to buy things that you, personally, like, then, check out the price.</p>
<p>In the securities markets, smart investors value things on a comparative basis.  Instead of trying to figure out what prices or returns should be, stock analysts use comparative P/E ratio analysis, comparing one company to other companies, in the same industry, and comparing P/E&#8217;s of stocks and industries to those of the general market.  In bonds, the yield-to-maturity (YTM) of a bond is compared to current market YTM&#8217;s of bonds of the same company and to general bonds with similar maturity, coupon rate, and risk.  In the same manner, the value of works by an artist can be compared to one another and to those of other artists.  Normalization, in the context of paintings, involves an artifice: converting prices to price per square meter or per square inch.  One might make similar size normalizations for, e.g., teapot art and sculpture.  However, price per unit of size might vary over an artist&#8217;s work with larger ones, perhaps, trading for lower price per unit of size, and their more famous works trading at higher price per unit of size.</p>
<p>Having built a comparative pricing system for art, one can compare the prices of one artist to another and the average prices of one artist over, a school, a movement or a period by construction single artist or composite price indexes and looking at their evolution over time.  That also allows you to calculate returns since return is defined as the percentage change in price over time.  You can compare prices from galleries, which is the retail market.  The next layer of the market, much like in other investment markets, is an inter-dealer market.  The final layer is the auction market, which in some respects is like the exchanges, in the securities markets, but it is a stop-out market: a market of last resort for sellers.  The auction markets are more fragmented than the auction markets, in securities; they are not open every day, either, unlike their counterparts in securities.  Price information of one sort can also be garnered from the auction markets for artists for whom there are auction records.  There are also research and information services, in the art markets, mirroring similar services in securities and commodities markets. </p>

<p>Violations of law at a bank or by using accounts of a financial institution are commonly prosecuted in federal court as &#8220;bank fraud.&#8221;</p>
<p>&#13;<br />
      The United States Attorney Office will seek an Indictment (a charging document formally charging the person with a crime) for bank fraud based upon a relatively non-complex theft or embezzlement of monies by a bank employee, or a more complex scheme to defraud based upon false statements, such as an overvaluation of property or securities. Also, the federal prosecutor office will seek an Indictment for bank fraud based upon a complex scheme to defraud, such as a scheme based upon a series of false loan applications and misuses of loaned monies or non-existent collateral.</p>
<p>&#13;<br />
      The United States Code contains federal crimes that are prosecuted by the Department of Justice or its field offices, the United States Attorney Offices, in respective districts in the different states. Title 18, United States Code, Section 1344, titled Bank Fraud, makes it a crime to defraud a bank or commit a scheme to defraud regarding the accounts of a financial institution. Title 18, U.S. Code, Section 1344 reads as follows:</p>
<p>&#13;<br />
BANK FRAUD<br />&#13;<br />
     Whoever knowingly executes, or attempts to execute, a scheme or artifice<br />&#13;<br />
   1) to defraud a financial institution; or<br />&#13;<br />
   2) to obtain any of the moneys, funds, credits, assets, securities, or other property owned by, or under the custody of or control of, a financial institution, by means of false or fraudulent pretenses, representations, or promises; shall be fined not more than ,000,000 or imprisoned for more than 30 years, or both.</p>
<p>&#13;<br />
FALSE STATEMENTS<br />&#13;<br />
     The violation of making a false statement to a financial institution is also a commonly used criminal law used to prosecute people for making misrepresentations to fact to a bank. The crime of making a false statement is often utilized when federal prosecutors are investigating a person for bank fraud or violations concerning a financial institution.  Under Title 18, United States Code, Section 1014, it is a federal crime to make a false statement to a financial institution. 18 U.S. C. 1014 reads as follows (in summary):</p>
<p>&#13;<br />
False Statements to a Financial Institution <br />&#13;<br />
Whoever knowingly<br />&#13;<br />
1) Makes a false statement, or overvalues any property<br />&#13;<br />
2) For the purpose of influencing an anyway<br />&#13;<br />
3) The action of a financial institution<br />&#13;<br />
shall be fined not more than ,000,000 or imprisoned for more than 30 years, or both.</p>

			<content:encoded><![CDATA[<p><strong>Tax Returns &#8211; are They Really All Created Equal?</strong></p>
<p>Is a tax return prepared by the tax service in the mall of the same quality as that prepared by a major CPA firm?  What does it mean to have a &#8220;quality&#8221; tax return? In fact, can a tax return be prepared in such a way as to reduce income taxes?  Are tax returns really the commodity that they seem to be?  As we approach Tax Season, I wonder how many people understand the potentially vast differences in the quality of tax return preparation?</p>
<p>&#13;</p>
<p>As someone who has been involved in the tax return preparation process for almost 30 years, let me share some thoughts on this subject.</p>
<p>&#13;</p>
<p>Accuracy in a tax return simply means that the information provided by the client was reflected on the tax return. It does not mean that the tax return was prepared in the BEST way it could have been prepared. In fact, I RARELY see a tax return from a new client that was prepared the way I would prepare it.</p>
<p>&#13;</p>
<p>Let me give you some examples. Suppose you have some expenses that could either qualify as investment expenses or business expenses. Either classification would be &#8220;deductible&#8221; on the tax return. BUT, a business expense is MORE DEDUCTIBLE than an investment expense. How is that possible? An investment expense is deducted on Schedule A and is classified as a &#8220;Miscellaneous Itemized Deduction.&#8221; There are several limitations on a miscellaneous itemized deduction. First, you only get to deduct these type of expenses to the extent they exceed 2% of your income. So, if you have 0,000 of income and ,000 of investment expenses, you only get to deduct ,000. What&#8217;s worse is that if you are in the Alternative Minimum Tax like millions of taxpayers, you don&#8217;t get any benefit for your investment expenses.</p>
<p>&#13;</p>
<p>On the other hand, if you were able to deduct these same expense on your Schedule C or your Schedule E, you would be able to deduct 100% of the expenses. In addition, the expenses would reduce your self-employment income from your business. That&#8217;s another 15.3% tax benefit on top of the income tax benefit.</p>
<p>&#13;</p>
<p>Another example of less than stellar tax return preparation relates to depreciation. Depreciation is the government&#8217;s gift back to investors, especially real estate investors, for investing in long-term assets such as equipment and buildings. What most tax preparers don&#8217;t understand is the idea of a cost segregation or chattel appraisal. The whole goal with depreciation is to get more of it sooner. This provides the investor with a terrific tax benefit in the early years of property ownership. And under the important wealth creation principles of leverage and velocity, the sooner we have cash, the sooner we can invest it and obtain major returns from our investment. The problem appears to be a lack of knowledge from many tax preparers and CPAs about the rules surrounding cost segregation.</p>
<p>&#13;</p>
<p>The one area where I do see mistakes relates to those taxpayers who file returns in multiple states. This is a specialty area of mine, which I teach at Arizona State University. Even in the major firms, there is a lack of understanding by the Federal tax departments of the many opportunities for tax savings when preparing multistate tax returns.</p>
<p>&#13;</p>
<p>What it comes down to is whether your tax preparer/CPA has the knowledge and creativity necessary to prepare the BEST return possible. And is it worth it to you to pay a little more to get the better result? Are you focused on the amount you pay your advisors or are you focused on the return they provide you on your investment? Let me give you an example.</p>
<p>&#13;</p>
<p>Suppose you have a choice of paying 0 for your tax return to a small CPA firm or ,000 to an innovative, knowledgeable firm. All things being equal, anyone would choose to pay the lesser amount. But what if all things are not equal? What if the 0 gets you an adequate, accurate return but the ,000 would get you a return where you pay ,000 less in tax? Which is the better deal? In one, you are out 0 with no return on your investment. In the other, you are net ahead ,000. Clearly, the ,000 fee returns a greater value.</p>
<p>&#13;</p>
<p>This tax season, review your own tax situation and the advice you are receiving from your tax preparer/CPA. Are you getting the return on investment you want? Are you getting the planning ideas you need? Are your taxes going down or do they continue to increase? Taxes are such a major part of your wealth creation that you cannot afford to ignore one of the most important part of the tax planning process &#8211; tax return preparation.</p>

			<content:encoded><![CDATA[<p><strong>Credit Crunch Still Affecting Personal Finances</strong></p>
<p>The effects of the credit crunch are still having an effect on people&#8217;s personal finances and the country&#8217;s economy has not yet returned to its normal state, it has been claimed. Economist at the Centre for Economics and Business Research Charles Davies said that both consumers and businesses are being affected by the credit crunch, with growth continuing to slow.</p>
<p>&#13;<br />
And not only is the credit crunch biting people&#8217;s finances, continuing inflationary pressures are also having an effect, Mr Davis suggested. Indeed the British Chambers of Commerce recently reported in its Quarterly Economic Survey that there is now a serious risk of recession across the country.</p>
<p>&#13;<br />
&#8220;The situation has still not really completely normalised and what you have seen is the effects of it start to seep through to all different sectors of the economy. Clearly, the financial system is fundamental to the functioning of the market economy and as funds drying up have had an impact on firms, there has also been a very great impact on consumers,&#8221; said Mr Davis.</p>
<p>&#13;<br />
He added that this has had an ongoing effect on the housing market and that banks are still reporting weaker results than in the past few years. Indeed there is still a level of uncertainty about banks recapitalising, he added.</p>
<p>&#13;<br />
But people who are perhaps feeling the effects of the credit crunch may now wish to consider the benefits that a secured loan can bring to payments, as all debts can be consolidated so that monthly outgoings can be paid off in one. Such a move may prove to help minimise the effects of the credit crunch, as outgoings can be kept under control.</p>
<p>&#13;<br />
Mr Davis noted that the inflationary pressures on the economy are proving to be a &#8220;dual hit&#8221; on the country&#8217;s purse strings and are making things &#8220;very difficult&#8221; for people. A recent study conducted by Nationwide, in partnership with TNS, found that consumers are now less confident than they were about the overall state of the economy, borrowing and loans on the whole.</p>
<p>&#13;<br />
The research, published in the Nationwide Consumer Confidence Index, found that overall consumer confidence is now down 18 per cent on the level it was at last year. Spending has also fallen, to stand at 54 points in July this year, down from 65 points the same time a year before.</p>
<p>&#13;<br />
Indeed some 61 per cent of people do in fact believe the current economic situation is bad and some 85 per cent are of the opinion that the situation will get worse over the coming half-year. And opting to take out a loan to help cover any outgoings may be one way to cover costs such as mortgage or debt repayments.</p>
<p>&#13;<br />
Last month, research from mortgage advisory group mform found that people looking for new mortgage deals are now seeking out longer-term deals. Indeed the organisation found that some 11.5 per cent of people wanted to sign mortgage deals for the duration of their borrowing period and some 13.5 per cent of people wanted deals of longer than five years.</p>

<p>Lenders are known to be difficult when it comes to loan modifications. But did you know that they benefit at least as much from the process as you do? The main reason they balk at Mortgage Modification is that they have to train agents to handle them, and each case requires individual attention. But it also saves them a good deal of time compared to foreclosure, and may even have a few long-term benefits. Here are some good reasons why your lender might prefer a loan modification over a foreclosure.</p>
<p>It’s faster and cheaper. In a foreclosure, there are specific wait times that allow the borrower to get current with their mortgage. It’s not uncommon for the process to drag on for almost a year. These delays can cost your lender a good deal of money. A loan modification, on the other hand, takes an average of 30 to 60 days. All they have to do is go over your documents, talk to your loan modification attorney, and see if you qualify. The negotiations are the hardest part, but they don’t cost quite as much as foreclosure expenses.</p>
<p>It’s less work. To start the foreclosure process, your lender will have to assess late charges, file a Notice of Default, pay heavy lawyer fees, and arrange an auction to sell your home. And if you manage to get back on track and stop foreclosure, all the work simply gets filed away. Loan modifications involve less work on their part. You and your  Loan Modification Attorney will do most of the work and provide most of the documentation. Often, all they have to do is assess your case and decide what kind of mortgage assistance you will need.</p>
<p>It helps keep investors. Foreclosures are as damaging to your lender as they are to you. It may benefit them for now, but with the recent housing bubble, it will eventually weigh them down. Investors don’t want to deal with banks that have too many foreclosures on record. If they grant you a <a rel="nofollow" onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="http://www.cdloanmod.com">loan modification </a>instead, your payments will keep showing up on their records instead of being written as bad debt.</p>
<p>Of course, this doesn’t make it any easier to get what you want from your lender. After all, you’re still a liability—and it’s important to prove that you can get back on your feet. <p>The Federal, State, and local Governments have established a long list of publications to help taxpayers learn about the tax system. Tax services are provided free of charge to those that contact the Government agency for guidance by telephone or through regular or electronic mail services.</p>
<p>&#13;Government agencies will provide tax services such as audits when discrepancies are noted on individual or corporate tax returns each year. This is one tax service that every American wants to avoid because penalties can be accessed for errors and audited tax forms usually mean that the taxpayer will owe additional monies. Some people might rely on a tax consultant for advice before they will attempt to file taxes on their own and this expense is justified by corporations who amass millions of dollars in revenue each year.</p>
<p>&#13;Accountants will use these tax forms throughout the year to ensure that all taxes are paid on time because late payments will accrue late charges that could result in the company paying thousands of dollars in penalties. The publications will contain tax schedules that might seem confusing at times, but with one simple telephone call the accountant can verify if the tax computations in use are the correct ones.</p>
<p>&#13;Millions of people in the United States will order publications to help them prepare tax returns every year. The Internal Revenue Service provides a limited amount of tax services directly with the public but will provide publications that explain tax-filing procedures completely. Many publications will contain sections for handling frequently asked questions and taxpayers can contact the Internal Revenue Service by email if some information is still unclear.</p>
<p>&#13;Tax laws change every year and preparing tax returns can be perplexing to many people. Many taxpayers will place the responsibility for preparing tax returns each year in the hands of a tax services specialist. Every tax specialist is thoroughly trained in business and individual tax filing needs and those that prefer to fill out tax forms on their own can arrange to attend classes on tax preparation. Accessing information about these classes is as easy as reading advertisements in local papers.</p>
<p>&#13;Taxpayers who prefer to file taxes electronically have access to a wealth of information on taxes in the database contained on the tax preparation software. The databases will clarify every factor concerning taxes in a block-by-block breakdown. The computer program will query taxpayers on the information that is needed to complete tax forms such as personal information requirements, business assets, incomes, inventories, and charitable contributions.</p>
<p>&#13;Accessing information about tax services through the internet search engines is an easy way for taxpayers to keep current with the current tax structure. Some taxpayers need more information on paying a tax debt and through the internet they can find tax service help that is provided by financial professionals that were previously employed by the Internal Revenue Service and are thoroughly familiar with the way audits are done.</p>

The dialogue of real property are broadly centered toward residential real estate; commercial real estate seems to be not as popular. All the same, commercial real estate also is a good alternative for investing in property. </p>

<p>Commercial real estate includes many various forms of properties. Most folks associate commercial realty with only office buildings, parks or manufacturers/ industrialized units. Even so, that&#8217;s not entirely all of commercial real estate. There&#8217;s more to commercial real estate. Health care centers, retail structures and storage warehouse are all good examples of commercial real estate. Even residential properties like apartments (or any property that comprises of more than 4	residential dwelling units) are considered commercial real estate. As a matter of fact, such commercial real estate is much sought after.</p>

<p>So, is commercial real estate really profitable? Well, if it were not Lucrative I wouldn&#8217;t of have been writing about commercial real estate at all. So, commercial real estate is productive for sure. The only matter with commercial real property is that acknowledging the opportunity is a little difficult as equated to residential real estate. But commercial real property profits can be real huge (in fact, much bigger than you would anticipate by residential real estate of the same proportion). You could take up commercial real estate for either reselling after appreciation or for letting out to, say retailers. </p>
<p>&#13;</p>
<p>The commercial real estate development is as a matter of fact handled as the 1st sign for emergence of residential real estate. Once you acknowledge of the possibility of significant commercial growth in the area (either due to tax breaks or whatever), you had better begin assessing the potential for appreciation in the prices of commercial real estate and then go for it promptly (equally soon as you find a good deal). And you must really work towards getting a good deal. </p>
<p>&#13;</p>
<p>If you find that commercial real estate, e.g. land, is available in large chunks which are too costly for you to purchase, you could look at forming a small investor group (with your friends) and purchase it collectively (and split the profits later). In some cases e.g. when a retail boom is expected in a region, you may determine it profitable to purchase a property that you can change into a warehouse for the	intent of renting to small businesses.</p>
<p>&#13;</p>
<p>So commercial real estate exhibits a whole plethora of investing chances, you just need to seize it.</p>

<p>For many people, that’s as far as their knowledge of asset allocation goes, but in today’s market, that’s not far enough. This begs the question, “What does it mean to be diversified?” It used to mean that you let your financial adviser pick out some growth funds, some income funds, and (if you were bold) a sector fund. The rest was kept in bonds. Individual stocks were frowned upon as posing too much risk.</p>
<p>Now we know that many stocks chosen to provide mutual funds’ stellar performances were risky, but somehow no one noticed. In hindsight we’ve learned that the returns on those trusty funds were no better than the Wall Street companies who were fabricating puffed up returns using artificial financial “tools.” And we thought they were safe. Oops.</p>
<p>John C. Bogle of Vanguard still stands by his products, and rightly so. Vanguard Mutual Funds were some of the best for over 30 years. He still holds by the bond vs stocks rule-of-thumb, but his approach probably won’t right the destruction wreaked on America’s retirement accounts. (Like mine for one!)  And the steep curves of the S &amp;P are still making most investors nervous about how to plan their personal finances in the future</p>
<p>For years retirement planning was the result of mapping out a financial plan of how much you would need to live on once you’ve retired, and then figuring out how to pay for it. A combination of social security, savings, IRAs, or other financial investments once added up to a fairly predictable equation. Unfortunately, it’s been disrupted by the unexpected disclosure that our economy is teetering on disaster. Market globalization is moving the power of equity to those countries that have developing economies and the best-educated students. Hmmm. What are we to do?</p>
<p>First, if you can’t beat ‘em, join ‘em. Investing in foreign stocks may seem very un-American, but that’s where the growth is.</p>
<p>Second, think differently about diversification. Do you own real estate? Foreclosures make attractive investments. Do you own precious metals? Are you aware of the new types of equities that are trading on the stock market? Do you take time to learn about global economic trends and how that might help to enhance your retirement goals in the next 5-10 years?</p>
<p>A year ago, I took a look at my personal finances and realized my investments were hardly diversified. My financial adviser had done well when the market went up. Then it bombed and so did all if the mutual funds in my account. <p>Is that true though, because it doesnt seem to make sense? Specially since it aired during an episode of &#8220;Antiques Roadshow&#8221;. If old furniture and dishware and rugs and medical bags and nail clippers can increase in value, why not jewelry?</p>
