Updated version of the bestselling book on how to grow and protect wealth in difficult economic times

    Having an effective financial plan has always been important; today, it’s crucial. In The Ultimate Money Guide for Bubbles, Busts, Recession, and Depression—the updated and revised edition of the bestseller, The Ultimate Depression Survival Guide—author Martin D. Weiss shows readers how to create a safe and effective financial plan for today’s unpredictable economic environment.

Explains why the U.S. economy continues to slump, and how persistently high unemployment and increasing government spending could lead to a far worse, double-dip recession

Details how investors are missing opportunities by failing to look at overseas investments, specifically in Asia and Latin America

Reveals what everyone should be doing now to protect their savings, investments, and jobs

    The Ultimate Ultimate Money Guide for Bubbles, Busts, Recession, and Depression answers the questions readers have about the new challenges of the “new normal,” while also offering strategies to cope with the credit crunch, housing bust, and decline of the U.S. dollar.

  From the Author: A Massive 40-Year Deterioration in America’s Financial Stability
Back in the 1970s, Martin Weiss, author of <The Ultimate Money Guide, and his father predicted three primary dangers ahead in that decade:
• The likely collapse of thousands of savings & loan associations and banks.
• The possibility of a dollar devaluation.
• And, ultimately, the greatest danger of all — a collapse in the one key market that we felt should have never been allowed to collapse: United States Treasury bonds.

All those events came to pass! And today, a similar series of dangers is upon us, albeit with six shocking changes.

Shocking Change #1: Hundreds of Cities and States on the Brink

States with Deficits

Back in 1971, only a few cities were financially weak, and it still caused serious pain for hundreds of thousands of Americans.

So if you had predicted that, in the year 2011, hundreds of cities — and even entire states — would be on the brink of financial ruin, Dad and I would have stared at you in disbelief.

Never could we have imagined anything that bad in the United States of America!

And yet, that’s what we have today.

Shocking Change #2: Federal Deficit Near 10 Percent of GDP
In the early 1970s, our nation’s federal deficit was usually less than 2 percent of GDP, and still it was a cause of grave concern.

So if you had said that 40 years later, it would hit 10 percent of GDP — FIVE times worse — we would have been incredulous.

Never could we have imagined that the deficit would be that big in the United States of America.

And yet, here we are with a deficit that’s in that danger zone — not just for one year, but two, three, even four years or MORE.

See all six shocking changes.

The questions to which I intend to call your attention are extremely important, and deserve very careful attention. I must, however, warn you at the outset that much of this branch of the law of securities is still in a floating condition; and I am, therefore, obliged to speak with some reserve. 316 EXTINCTION OF SECURITY.

Question by UnknownMarine02: Help in Java with printf?
can someone tell me what’s wrong with this code? i keeps getting a long a** exception read in the output…im basically just trying to get this to output in a neat table…but im guessing that im not doing the printf right or something…im new to java if you can’t tell, and am using eclipse

here’s the code:

import java.text.DecimalFormat;
import java.util.Scanner;

public class Assignment7 {

public static void main(String[] args) {

Scanner keyboard = new Scanner(System.in);

int year = 0;
double initialValue;
double interestRate;
double value = 0;

System.out.print(“What is the amount you are investing? “);
initialValue = keyboard.nextDouble();

System.out.print(“What is the yearly interest rate? “);
interestRate = keyboard.nextDouble();

DecimalFormat formattedMoney = new DecimalFormat(“$   #0.00″);
formattedMoney.format(value);

System.out.println(“YearValue ($  )”);
while (year < 50) {
value = initialValue * (1 + Math.pow(interestRate, year));
System.out.printf("%5.2f %10.3f\n", year, value);
year += 5;
}
ignore the poor formatting...yahoo did it automatically

Best answer:

Answer by AnalProgrammer
Year is an int so the printf should be
System.out.printf(“%5d %10.3f\n”, year, value);

Have fun.

Day Trading: A Quick Introduction To Day Trading Advantages

Article  by Brian Heyliger

If you’re really new to trading, you might be a bit confused about exactly what’s involved with day trading in particular. Let me explain the most basic ideas as well as the advantages involved with day trading.

First of all, day trading means closing out transactions on the same day you open them. Generally speaking, you’re doing one of two things…

* Buying because you expect the price to go up (and then selling for a profit) or

* Shorting because you expect the price to drop (and then covering your short for a profit)

In day trading you are never holding a trade overnight. Your trading positions are held for minutes or (at most) a few hours. You might be only buying (or shorting) on a particular day. Or you might be long and then short the same security on the same day if your trading signals tell you it’s time to buy or sell at the appropriate time.

No matter what, you simply respond like a well-trained chess player to what the market gives you that particular session. Taking such a short term stance to trading offers the following advantages:

* No Overnight Worries: You don’t take your day trades “home” with you (there’s nothing to keep you awake at night worrying about an adverse market move – your work is done when the market closes and you have no market exposure)

* No Locked-Up Funds: You can quickly re-deploy your day trading capital into the next available opportunity for maximum Return on Investment (ROI) over the course of a day, week, month or quarter – it’s trading on fast-forward!

* Quick Returns: You can generate a stream of regular day trading profits in quick succession if you have a system that works well and you follow it consistently. However, following your own system consistently is the hardest thing about day trading.

Question by J S: Will Increased Gas Taxes “Combat Global Warming”?
Here’s what is currently being proposed to raise money to maintain roads:

—
Projected shortfalls in revenue led the National Surface Transportation Policy and Revenue Study Commission, in a report issued in January 2008, to call for an increase of as much as 40 cents a gallon in the gas tax, phased in over five years.

Charles Whittington, chairman of the American Trucking Associations, which supports a fuel tax increase as long as the money goes to highway projects, said Congress may decide to disguise a fuel tax hike as a surcharge to combat climate change.

Transportation is responsible for about a third of all U.S. carbon emissions created by burning fossil fuels. Traffic congestion wastes an estimated 2.9 billion gallons of fuel a year. Less congestion would reduce greenhouse gases and dependence on foreign oil.

“Instead of calling it a gas tax, call it a carbon tax,” Whittington said.

Motorists’ habits spur call for tax increases

http://news.yahoo.com/s/ap/20090102/ap_on_go_ot/gas_tax

—

OK, raising gas prices might encourage people to drive slightly less, but not a single dollar of the revenue raised would go directly to reducing global warming. Furthermore, higher fuel prices encourage people to switch to more fuel efficient vehicles, LOWERING revenue from gas taxes.

What happened to the reasoning that investing in road infrastructure to reduce congestion simply encouraged people to move further out from city centers, increasing emissions? Where is the public policy change to reduce the rampant suburban overbuilding that creates the traffic?

We are given contrary arguments on this issue over time, whatever suits politicians’ needs at the time (diverting road funds to other agencies in the name of reducing emissions vs. increasing taxes to replace the diverted funds).

Why not first eliminate the approximately $ 80 billion in subsidies to the oil and gas industry? Why not better allocate the over 50% of our federal income tax dollars that go towards the Department of Defense (and interest paid on war debt)? Donald Rumsfeld admitted in 2001 that the Department of Defense was so poorly managed that it couldn’t even account for $ 3.4 trillion dollars. (Coincidentaly, that story broke on September 10, and it was military attacks using airliners the following day that effectively buryied the Department of Defense scandal, the predictable patriotic flag-waving by politicians even resulting in tremendous funding increases to the DoD, increasing the national debt to astronomical levels and setting us up for future financial collapse.)

So do you think politicians will take the bait and propose another “global warming tax” that really has its funds diverted to other programs (like Los Angeles did to fund public transit? If politicians do, will you vote them out in 2012)?

As a side note, I am concerned about global warming, but that’s all the more reason to oppose measures that give the public the mistaken impression that they’ve already funded a response, and which divert funds that otherwise could have gone towards directly productive responses.

Best answer:

Answer by James E
Sounds like typical Marxist drivel, tax the little guy out of existence while feeding the corporate giants from the public trough.

There are not enough resources in health care systems around the world to fund all technically feasible and potentially beneficial health care interventions. Difficult choices have to be made, and economic evaluation offers a systematic and transparent process for informing such choices. A key component of economic evaluation is how to value the benefits of health care in a way that permits comparison between health care interventions. In addition, the establishment of the National Institute for Health and Clinical Excellence (NICE) and similar bodies around the world which require cost-effectiveness evidence to be in the form of incremental cost per QALY has resulted in an explosion of theoretical and empirical work in the field. This is the first comprehensive textbook concerning the measurement and valuation of health benefits for economic evaluation, an area which continues to be a major source of debate. The books addresses the key questions in the measurement and valuation of health, including: the definition of health, the techniques of valuation, who should provide the values, techniques for modelling health state values, the appropriateness of tools in children and vulnerable groups, cross cultural issues, and the problem of choosing the right instrument. The book concludes with a discussion of the way forward in light of the substantial methodological differences, the role of normative judgements, and where further research is most likely to take this fascinating component of health economics.

Understanding Stock Market Indexes for Beginners

What is common between the Sensex, Nifty, FTSE 100 and American S&P 500? Answer: They are the stock market indices of various countries. So the question arises: what is a stock market index? How does it help us in making investment decisions?

A stock market index is the basket of companies in the stock market, fulfilling certain criteria. These indices are used as a yardstick to check the performance of numerous financial instruments like mutual funds. Mutual funds that perform better than their benchmark index are said to outperform the market and those that perform poorer to the benchmark are said to underperform the market.

Now again stock indices can be segregated in numerous ways. The indices can be divided on the basis of the market capitalization of the companies like BSE 30, consisting of top 30 companies in terms of market capitalization in India, BSE Midcap comprising major midcap companies in India and BS SmallCap comprising the largest smallcap companies in India.

Next, market index can be divided on the area of operation of companies.

E.g. BSE IT is an index tracking the IT companies in Indian markets and BSE Realty does the same for Indian realty. Similarly there is NASDAQ comprising the IT companies in US, both American ones and the foreign ones listed on the US markets.

Now after the company is included in the index, it is given a certain weightage. This weightage can be decided on the market capitalization of the company, or on the basis of its price. The first type of index is also known as market-value weighted or capitalization-weighted index e.g. Hang Seng and the second one is price-weighted index e.g. Dow Jones Industrial Average. In the case of market-value weighted index, a couple of index heavyweights can significantly impact the movement of index, even though the other index components have not seen any major changes. But for price-weighted index, a change in the price of a single index constituent can impact the movement of entire index. (Find out about Share Trading. Also make sure to visit uBank Term Deposit.)

Now if the company does find the mention in the index, it does not mean it will remain there forever. The index components do keep on changing on a periodic basis, when either the market capitalization or the share price changes. So you need to keep a watch on the indices while making investments.

Index funds and ETFs rely heavily on the index composition. These are mutual funds designed to mirror the market indices. They invest in the index stocks in the same proportion as they are present in the index. E.g. if the index fund tracks the BSE 30, it will invest in the same shares as those of BSE 30. Now if Reliance Industries comprise 1/3 of BSE 30, the fund will also invest 1/3 of its corpus in Reliance Industries. Now if Reliance Industries comprises 1/4 of BSE 30, the fund will also reduce its exposure to the stock to 1/4. And if the stock is dropped from the index, the fund will also follow the suit. Hence if you have invested in any index fund or ETF, you need to keep a close watch on the change in the index composition.

The market is not for everyone. But those who can make it work can rake in the profits. Find out about Share Trading. Also make sure to visit uBank Term Deposit for your trading needs.

DIY Credit Repair

A bad credit report is like a pebble in a shoe that hinders the progress of a person or company. However, bad credit reports do not remain the same for time immortal. They can be changed and made better by either hiring a professional or DIY style.

There are many tried and tested methods of improving a credit report. The first step in improving a credit report is to order it from one of the three credit reporting agencies. The financial history and record of late payments is maintained in this report. The entries can be checked for discrepancies and mistakes by tallying the appropriate bills and receipts. If any discrepancy is found then it is important to intimate the concerned agency immediately.

Another important step is to satisfy creditors who have to be paid to make the report more presentable to future creditors. This may not always be easy because creditors are usually intolerant of debtors who do not pay up on time.

However, many creditors will offer a helping hand when it comes to repayment of their debts. All the outstanding debts are to be paid in order to make a fresh start. However, this process is lengthy and may take at least a year to complete.

Other small steps that can be taken in order to improve a person?s credit rating are- using the credit card sparingly, not taking credit, disposing off the extra credit cards, using cash whenever possible, paying all the bills and taxes in time, and avoiding expensive purchases using credit cards.

It is important to pay any pending bill to the fullest because fully paid bills show up as favorable items on the credit report. Any personal misfortunes such as a divorce may directly affect the credit rating if the alimony terms are harsh on the concerned party.

Bankruptcies and business losses should also be avoided lest they prove to be a burden that is

Now Pay Close Attention –

On the next page you will take a sneak peak at the upcoming release of this crazy ,000 day system for driving herds of targeted traffic to any site, affiliate or product and dump wads of cash into your bank account using free traffic from the dark corners of the internet

So if you want to take a behind the curtain pre-release look at the free traffic secret that is about to shake the internet to its core then I strongly recommend you read everything on the next page before it’s too late!

Watch This Video ==> 0k a month from this little method… Without paying a single cent for traffic.

Seriously. You really need to see this. Don’t worry, there’s nothing to buy. Just an educational video It’s rare you get to meet a real super affiliate, someone who doesn’t sell this stuff for a living. … But is actually out there “in the trenches” doing it everyday.

Riding a barrel over Niagara Falls. Snowboarding down Mt. Everest. Surviving an IRS audit. Impossible feats? The first two perhaps, but escaping an audit intact? No problem with this Nolo, taxtime lifesaver. Surviving an IRS Tax Audit, written by tax expert Fred Daily, explains what to say, what to do—and even what to wear—so that a visit from the auditor doesnâ??t turn into a disaster. With material pulled directly from IRS training manuals, the book exposes the tricks of the auditorâ??s trade. It provides a profile of People Most Likely to Be Audited and discusses whether or not the IRS can look at a personâ??s “lifestyle” during an audit, rather than stick to the tax return on the table. The book also suggests three steps to take when an unreasonable auditor goes too far, including how to go over an auditorâ??s head and negotiate a more reasonable outcome.Nearly fifty percent of all taxpayers will be audited at least once during their lifetime. This Quick & Legal book levels the playing field, giving everyday folks the information they need to act and speak like a tax pro. “I survived an IRS audit!” will no longer be something only daredevils can boast.

Please visit my group at prosperinvirginia@yahoogroups.com. I am currently looking to obtain a loan through them. So far, I’ve had one bid and hope to get more. If you’re interested, please bid on my loan. . I want to be successful and help others too. I think this will be a great investment opportunity for many and I hope to not only benefit from a loan but to also invest in others like myself. With enough interest I hope to start my own Prosper group. Your feedback is greatly appreciated!

In its new second edition, Investigating Chemistry: A Forensic Science Perspective remains the only book that uses the inherently fascinating topics of crime and criminal investigations as a context for teaching the fundamental chemical concepts most often covered in an introductory nonmajors course. Covering all the standard topics, Matthew Johll capitalizes on the surge of interest in the scientific investigation of crime (as sparked by CSI and other television shows), bringing together the theme of forensic science and the fundamentals of chemistry in ways that are effective and accessible for students.

From Prada to poverty-one woman’s harrowing and hilarious journey

Ex-model Hogan Gorman was living the typical New York working actor’s life-auditions and classes by day, waitressing and fending off handsy customers by night-when a wise (or just crazy) friend convinced her to ask the universe for a change. And she got one-coming at her at forty miles per hour. Hit by a car and suffering debilitating injuries, and with no health insurance, the fashionista attempts to bounce back into her (thrift store-purchased) Jimmy Choos even as she deals with short-term memory loss, stalker ambulance drivers, trying to stay vegan on food stamps, crazy judges, hot doctors, and unsympathetic government workers.

Inspired by her acclaimed one-woman show, this is a bitingly funny and keenly observed account of the cracks in our medical and social welfare system and how one woman’s resilience combined with a generous dollop of humor helped her fight her way to recovery.

A fool and his money are soon parted–and nowhere so quickly as in the stock market, it would seem. In David Liss’s ambitious first novel, A Conspiracy of Paper, the year is 1719 and the place London, where human greed, apparently, operated then in much the same manner as it does today. Liss focuses his intricate tale of murder, money, and conspiracy on Benjamin Weaver, ex-boxer, self-described “protector, guardian, bailiff, constable-for-hire, and thief-taker,” and son of a Portuguese Jewish “stock-jobber.” Weaver’s father, from whom he has been estranged, has recently died, the victim of a horse-drawn carriage hit and run. Though his uncle has suggested that the accident wasn’t quite so accidental, Benjamin doesn’t give the idea much credence:

  I blush to own I rewarded his efforts to seek my opinion with only a formal reply in which I dismissed his ideas as nonsensical. I did so in part because I did not wish to involve myself with my family and in part because I knew that my uncle, for reasons that eluded me, had loved my father and could not accept the senselessness of so random a death.

  But then Benjamin is hired by two different men to solve two seemingly unrelated cases. One client, Mr. Balfour, claims his own father’s unexpected death “was made to look like self-murder so that a villain or villains could take his money with impunity,” and even suggests there might be a link between Balfour senior’s death and that of Weaver’s father. His next customer is Sir Owen Nettleton, an aristocrat who is keen to recover some highly confidential papers that were stolen from him while he cavorted with a prostitute. Weaver takes on the first case with some reluctance, the second with more enthusiasm. In the end, both converge, leading him back to his family even as they take him deep into the underbelly of London’s financial markets.

  Liss seems right at home in the world he’s created, whether describing the company manners of wealthy Jewish merchants at home or the inner workings of Exchange Alley–the 18th-century version of Wall Street. His London is a dank and filthy place, almost lawless but for the scant protection offered by such rogues as Jonathan Wilde, the sinister head of a gang of thieves who profits by selling back to their owners items stolen by his own men. Though better connected socially, the investors involved with the shady South Sea Company have equally larcenous hearts, and Liss does an admirable job of leading the reader through the intricacies of stock trading, bond selling, and insider trading with as little fuss, muss, and confusion as possible. What really makes the book come alive, however, are the details of 18th-century life–from the boxing matches our hero once participated in to the coffee houses, gin joints, and brothels where he trolls for clues. And then there is the matter of Weaver’s Jewishness, the prejudices of the society he lives in, and his struggle to come to terms with his own ethnicity. A Conspiracy of Paper weaves all these themes together in a manner reminiscent of the long, gossipy novels of Henry Fielding and Laurence Stern. Indeed, Liss manages to suggest the prose style of those authors while keeping his own, less convoluted style. This is one conspiracy guaranteed to succeed. –Alix WilberBenjamin Weaver, a Jew and an ex-boxer, is an outsider in eighteenth-century London, tracking down debtors and felons for aristocratic clients. The son of a wealthy stock trader, he lives estranged from his familyâ??until he is asked to investigate his fatherâ??s sudden death. Thus Weaver descends into the deceptive world of the English stock jobbers, gliding between coffee houses and gaming houses, drawing rooms and bordellos. The more Weaver uncovers, the darker the truth becomes, until he realizes that he is following too closely in his fatherâ??s footstepsâ??and they just might lead him to his own grave. An enthralling historical thriller, A Conspiracy of Paper will leave readers wondering just how much has changed in the stock market in the last three hundred years. . . .

Health Insurance in Texas ? Understanding Insurance Policies

The options available for an individual interested in purchasing Health Insurance in Texas are really quite impressive. It may be difficult to understand the differences in policies and plans available, but choosing the right health insurance policy is a crucial part of both personal and financial health. Coverages can be tailored to fit an individual’s needs and most providers offer similar plans, the prices may be drastically different from one provider to the next. Most health insurance policies fall into one of two categories: managed care and fee-for-service. While it is not as simple as choosing between these two types of coverage, it is important to keep in mind all of the options available before settling on a policy.

The fee-for-service type of health insurance allows an individual to see any doctor they want and to go to a specialist without a referral.

In many instances, the healthcare provider will bill the insurance company directly but it may be necessary for the individual to submit a claim form. Depending on the deductible, the health insurance provider will cover 80 to 100% of the cost. The individual will have to pay a deductible, a premium and possibly a coinsurance amount. This type of coverage often has a maximum yearly limit.

A managed care policy, on the other hand, requires an individual to see only healthcare providers within a previously approved network. Many individuals find the restrictions placed on them regarding which doctors, clinics, and hospitals they can go to be a negative factor.

A managed care policy is likely to be more affordable than a fee-for-service policy because of agreed-upon prices negotiated by the insurance company regarded members of its preferred healthcare provider network. Choosing the right policy requires more than simply deciding between two broad types of coverage, however.

One of the most important considerations that any individual can make before choosing a health insurance policy involves deciding exactly what kind of coverage they need. This can sometimes be difficult for an individual because it requires a person to take an honest look at their healthcare needs in order to choose a policy that best fits them. While being underinsured will almost always have a detrimental financial impact on a person’s budget, being over insured is not necessarily much better. Depending on a person’s age, health, and the premium that they can afford to pay, it is often necessary to utilize the services provided by an insurance agency in order to compare quotes from several providers.

One suggestion we make is that you hop online searching for coverage, compare all the options to see what exactly fits into your budget and lifestyle then contact a qualified independent broker. Brokers will discuss the options you have selected and make you aware of any potential pitfalls the plans you have selected have, after that you should feel quiet confident you are selecting quality, affordable health insurance in Texas for you family. At that point feel free to click that apply now button. Of course we always provide this service free of charge to all our clients so you can always contact us anytime.

Overview: Contemporary Management by Jones and George distinguishes itself through its authorship, comprehensive, current contents, exceptionally rich and relevant examples and applications and experiential exercises provided in every single chapter. This #1 best-selling text continues to redefine what principles of management texts should look, sound, and feel like. As an author team Gareth Jones and Jennifer George are uniquely qualified to write about both the strategic and organizational challenges managers face. Contemporary Management is a comprehensive text that surveys the theoretical underpinnings of modern management thought and research. Through a variety of examples from an expanded number of small business to medium and large companies it shows the reader how those ideas are used by practicing managers. A hallmark of this text is its focus on the “Manager as a Person,” which discusses managers as real people with their own personalities, strengths, weaknesses, opportunities, and problems.

The How To Trade Stock Market System

Article  by Ray Mills

The stock market system is an avenue of how to trade stock for listed corporations. As a corporation is formed, its initial shareholders are able to acquire shares of stock from the point of subscription when a company is created. When a company starts to be traded to the public, the primary market comes in where those who subscribe to the initial public offering (IPO) takes on the shares of stock sold from point of IPO. When those who bought into a company at IPO point of view decides to sell their shares of stock to other people, they can do so by going to the stock market.

The stock market is a secondary market for securities trading wherein original or secondary holders of a company’s shares of stock can sell their stocks to other individuals within the frame work of the stock market system.

The stock market has buyers of stocks or those who wants to own a part of the company but wasn’t able to do so during the initial public offerings made by the company to the public when it has decided to list itself as a publicly listed company. The secondary market or the stock market allows other individuals to sell shares of the company when the initial shareholders may have realized that they want to sell their shares after gaining either significant profit or realized significant loss from point of acquiring a company from its IPO price.

As the stock market has developed and progressed over the years, the ways of how to trade stock from one individual to another has become more complicated and more challenging to be regulated. Technology has aided in providing more efficient ways of transactions. Front and backend solutions are put into place that helps direct the exchange of shares of stock in timely and secure manner.

Public education over how the stock market works is one of the primary concerns of the investing public in order to promote the trading activities of the stock market to other individuals who may also benefit from doing transactions over this secondary type of equities market.

With the abundance of relevant company information on performance of publicly listed companies, this information will help the investors to become more aware of the directions of the companies where they have share of stocks on and this will also aid them in how to trade stock and where to direct their investment strategies.

My Credit Report Com

The credit report is a one page snapshot of your financial condition. It gives creditors instant access to your status as a good or bad risk. My Credit Report Com is a good way to monitor your number and see if there are errors that are costing you money. Do you know what is contained in your file?

This document is compiled by three separate credit monitoring bureaus: Equifax, Experian and TransUnion. Each of them uses a separate method to calculate a person’s score, but the numbers are similar. Typically your three digit score is reported as a Three Credit Score. It is the average of all three reporting bureaus and can be accessed by ordering a copy either online or by phone. It is imperative in this day and age to obtain your information at least once per year. By examining it for mistakes and documenting them with proof, you can potentially save a boat load of cash.

Monitor this constantly and be sure to pay off your bills on time each month. It is this way that you build a good credit rating and qualify for a better loan rate.

Your credit file contains payment information, how timely you pay off your balance, new credit card accounts, past creditors, inactive cards and the average balance on each card that you own. These are just a few things that are listed, as the rest would take several pages. Make sure you examine this paper to make sure that all of the transactions are yours. One or two mistakes can lower your score by several points and potentially decrease your credit rating significantly. The biggest thing that can cost you is to pay off bills in a timely fashion. Even one missed payment can significant reduce your score. It can take up to 90 days to recover from one penalty, so make every effort to make the payment on or before the due date.

Your credit score shouldn’t be intimidating, don’t let the creditors take advantage of your situation.

Take stock in what you have and work on improving your credit score. You won’t be disappointed.

Good Luck.

Mortgage Loan Modification – Qualifying For a Mortgage Loan Modification

A mortgage loan modification is one of the best and most effective ways to save you from foreclosure when you are overwhelmed by the payments of a high interest mortgage. This process significantly reduces your monthly payments so you can afford them and stay in your home.

Banks and mortgage companies have no reason to refinance your loan, rework your loan payments, or slash your principal amount based on the current value of your home unless it makes financial sense from their perspective. Unless they can get more money than they would get without doing a mortgage loan modification, doing one will not be a wise business decision on their part. On the other hand, if they take a look at your situation and decide that modifying your loan will allow them to receive lower payments instead of no payments at all, this is a wise business decision for them. If you qualify, your lender would prefer to modify your loan payments so you can stay in your home instead of foreclosing on your home and taking a loss.

Although there are exceptions to every rule, the perfect mortgage loan modification candidate will:

1 – Have no home equity loans (or “second lien holders”.) Having a secondary lien means that another lender or investor will have to agree to any of the new changes that your primary lender makes. Although it can still be done, be aware that this could cause a hiccup in the smoothness of the modification process.

2 – Have a steady and verifiable income source. This is important because it indicates that you have the ability and money to repay a modified loan.

3 – Live in the house as your primary residence. Mortgage loan modifications are not usually done for people who buy property as professional investors or to rent homes out or sell them for a fast profit. For example, the programs launched by the Obama Administration encourage lenders to modify loans for families but do not offer incentives or encouragement to do them for investors.

4 – Have a legitimate reason or hardship that shows you really need the help. If you can show the loss of a higher paying job, if you have lost the head of your household, or if you can show that you were talked into a high-interest loan that you should not have been offered in the first place, these are all considered valid reasons to rework your mortgage to a lesser amount that you can afford to pay.

Based on these criteria, if you think you may qualify you should take a few minutes to talk to a specialist now. There are trusted websites that will connect you with someone that understands your needs and can help you get back on your feet. A conversation with a professional could help you save your wallet and your home.

Question by James P: Is there such a thing called a “bridge loan” ?
I am looking into building a house. The problem is say I own a house worth x dollars and I owe less than the value of the house. I took out a home equity line of credit for the balance of the homes value. Now the problem is that land costs roughly the whole amount of the line of credit so if I buy the land I will have no money to start construction on the land I would now own. Is there a loan the banks can give me with next to no payments until the new house is built so I can sell the first to pay off the line of credit and the first mortgage?

Best answer:

Answer by lil_butterfly_girlie
A short-term loan that is used until a person or company secures permanent financing or removes an existing obligation. This type of financing allows the user to meet current obligations by providing immediate cash flow. The loans are short-term (up to one year) with relatively high interest rates and are backed by some form of collateral such as real estate or inventory.

Also known as “interim financing”, “gap financing or a “swing loan”.

As the term implies, these loans “bridge the gap” between times when financing is needed. They are used by both corporations and individuals and can be customized for many different situations. For example, let’s say that a company is doing a round of equity financing that is expecting to close in six months. A bridge loan could be used to secure working capital until the round of funding goes through. In the case of an individual, bridge loans are common in the real estate market. As there can often be a time lag between the sale of one property and the purchase of another, a bridge loan allows a homeowner more flexibility.
